Istanbul is the most populous city of Turkey. It is the financial capital of the country. The city has the 34th biggest economy in the world, and the municipal area has the biggest population in Europe. The success of Istanbul's propert market is a simple matter of supply and demand. Due to the rapid growths of the city (some 400,000 new inhabitants arrive each year to work or study) the existing housing stock capacity with 1,700 people per km2. Is is estimated that 250,000 new homes per annum are required until 2015 according to the Real Estate Investment Trust Association to meet the demand much of which has been generated due to the opening of many international company offices and domestic headquarters. Market prices have become elevated and developers are now being forced to expand to the city's periphery due to a shortage of available land. The up and coming areas as Beylikduzu are being supported with additional transport links and companies are being encouraged to relocate to these sites
